Everything sellers ask about ListSimple before starting — MLS exposure, responsibilities, the upgrade credit, and how the process works.
ListSimple is a limited-service MLS listing program by Sweet Home Realty for South Florida sellers who want MLS exposure without committing to full-service listing representation upfront. You choose a flat-fee package, submit your property information, and your listing is entered through Sweet Home Realty.
Not exactly. You are working with Sweet Home Realty under a limited-service listing structure, but you may be responsible for showings, negotiations, contracts, and closing coordination depending on your package.
No. ListSimple is a limited-service brokerage program. Unless you upgrade to a full-service Sweet Home Realty listing, you remain responsible for the parts of the sale that are not included in your selected package.
Your listing may be syndicated or displayed through MLS and broker feeds where available. Third-party website display is not guaranteed and may depend on MLS settings, broker feeds, platform rules, seller instructions, and other factors, so specific portal placement is not guaranteed unless confirmed.
Buyer-broker compensation, if any, cannot be offered or advertised through the MLS. Any request for seller payment toward buyer-side brokerage compensation must be handled outside the MLS and/or through the purchase offer and negotiation process as permitted.
Under Basic, Plus, and Pro, you handle showings yourself. Plus and Pro include showing setup guidance, and if you upgrade to a full-service Sweet Home Realty listing, showing coordination is handled by the brokerage.
Under the flat-fee packages, you handle offer review and negotiation. Plus includes offer intake instructions, and Pro adds a broker-side offer strategy session when an offer is received. If you upgrade to full service, Sweet Home Realty handles offer review and negotiation for you.
Yes. If you upgrade during your active ListSimple term, 100% of your ListSimple package fee is credited toward your Sweet Home Realty listing-side commission.
Yes. During your active ListSimple term, you can upgrade to a higher ListSimple package by paying only the difference between the package prices. If you later upgrade to full-service Sweet Home Realty representation, your ListSimple package fee is credited toward Sweet Home Realty's listing-side commission under the applicable upgrade terms.
If you start with any ListSimple package and later upgrade to a full-service Sweet Home Realty listing during your active ListSimple term, your entire package fee is credited dollar-for-dollar toward Sweet Home Realty's listing-side commission. The credit has no cash value and applies only to the listing-side brokerage commission.
ListSimple does not charge an additional percentage-based or transaction fee at closing. Your package fee is the ListSimple brokerage package price. Normal transaction costs — buyer-broker compensation if negotiated, seller concessions, title and closing charges, taxes, government charges, legal fees outside any specifically included limited consultation, and third-party expenses — are separate.
No. ListSimple is a brokerage service. Legal review or legal representation, if available, requires a separate written attorney-client engagement.
The target launch timeline is within 24 hours after payment, completed intake, signed listing documents, complete photos/media, seller approvals, and broker review. Timing may vary based on missing information, MLS requirements, property details, or compliance review.
You can ask Sweet Home Realty about upgrading your package or moving into full-service representation. If you upgrade during your active ListSimple term, your package fee is credited toward your listing-side commission.
Pro provides a professional launch and higher-touch guidance while you remain actively responsible for showings, routine buyer communications, negotiations, and transaction execution. With a full-service Sweet Home Realty listing, the brokerage takes over the day-to-day listing and transaction-management work.
You may cancel and request a refund of your package fee any time before your listing goes live on the MLS. Once your listing is published, the package fee is non-refundable, though third-party costs already incurred on your behalf may be deducted. See the Terms for details.
The Pro package includes one 45-minute transaction-related legal consultation through DAVILA LAW FIRM, P.A., with Carlos Chirino, Esq., at no additional charge. No separate retainer agreement is required solely for this consultation. Before legal advice is provided, the firm must clear conflicts and you must provide written informed consent to the consultation's limited scope. The consultation may address transaction-related legal questions such as contract provisions, contingencies, inspection or appraisal provisions, and closing obligations. Any legal services beyond the consultation require a separate agreement.
Buying Pro by itself does not create an attorney-client relationship with DAVILA LAW FIRM, P.A. Once the firm clears conflicts, you provide written informed consent to the limited scope, and the included legal consultation begins, the attorney-client relationship applies to that consultation and its stated scope. Any legal work beyond the consultation requires a separate agreement.
Brokerage communications are not attorney-client privileged merely because Carlos Chirino is also a Florida attorney. Communications within a separately established attorney-client relationship are treated according to applicable attorney-client confidentiality and privilege rules.
No. Sellers are free to consult or retain independent legal counsel of their choice.
